General Tips & FAQ's

Building Codes General:

 All work shall conform to the 2016 California Building, Electrical, Plumbing, Mechanical and Fire Codes as amended by the City of Vernon Ordinance No. 1237-2016. The ordinance amending the building, electrical, mechanical, plumbing, and fire codes are available here and at the City Building Department counter.

What building codes are currently in effect in the City of Vernon?

State law requires that all cities and counties in California enforce the building codes as mandated by the California Building Standards Commission. The City of Vernon has adopted by ordinance the following model codes as modified by the State of California and Amended by the City of Vernon:

How many sets of plans will I need to submit to the City for plan review?

 Depending on the type of project, you will need to submit between three (3) to four (4) sets of plans. By submitting multiple sets, we are able to route a copy of your plans to various departments so that their plan review is done concurrently. This helps to keep the plan review time as brief as possible. For more information on the building permit submittal requirements, please click here.

  • Three (3) sets of plans for structural and two (2) sets of calculations (for new development or building expansions)
  • Only for large electrical drawings, three (3) sets of plans for non-structural.
  • Non-structural plans will be reviewed in-house by the plan checker. Electrical green sheets are acceptable
  • Four (4) sets of plans for any fire permit
  • New development or major building expansions, and plans with calculations will be sent out to an outside consultant for review.

 

How long does it take to get a permit?

Permit issuance periods vary. Some projects can be fully permitted over-the-counter, meaning a return trip would not be needed. Some projects however, require that plans be left for additional review. Traditionally, tenant improvement projects require 10 working days for the review.

How long is a permit good for?

A building permit is valid for 180 days after it is issued. In addition, a 180 day extension may be granted by the building official. In most, cases, a permit will not be expired unless the applicant has failed to call for an inspection and show progress on the project for a 360 day period. Once a permit is expired, you may be required to begin the permit process from the beginning and pay all of the applicable fees again, so it is wise to avoid permit expiration.

What departments will need to review my plans?

Other departments may need to review and approve your project. For example, the installation of coolers require the Health Department’s approval as well as the Building Department’s approval. After your plans have been submitted, the City will route a set to each of the various City agencies that are required to review them. This is why we require that you submit multiple sets of plans. What are the roofing requirements?

All roofs in the City of Vernon shall have a Class A or Class B rating. All reroofing shall comply with Chapter 15 of the 2016 California Building Code. A pre-inspection is required for the existing covering and/or the roof deck. Periodic inspections and a final inspection are required.
